			Building a new home is very exciting and there is much to think about. The easiest way to ensure that your home turns out the way you want it to is proper preparation. To accomplish this, you need a plan and you need to be organized. Imagine how hectic things will get when you start this massive undertaking. Having a plan and a list of objectives will do two things. First, it will keep you from scrambling and making hasty decisions. Second, it will save you time and money.


			Have you worked out your total budget including the cost of the land, legal fees, taxes, site work, building costs, furnishing costs, landscaping and moving expenses?

			Is the finance package the most suitable for your needs? Shop around to ensure you get the best package, and seek independent advice if you think you need it.

			Does the locality you have chosen meet the needs of your family? Find out about schools, play groups, shops, doctors, hospitals, dentists, places of worship, etc. Remember...Location, Location, Location!

			Have you checked to see whether the land has any encumbrances, easements, proposed resumptions or restrictive covenants? These appear on the title. Is there likely to be any issues in approvals that might delay or prevent obtaining building permits?

			Have you checked the availability of gas, water, sewerage and electricity?

			Are you fully aware of the extent of site works that will be required for work such as tree removal, grading, retaining walls, removal of clay or rocks, extra drainage, etc?

			Have you checked all the plans and specifications thoroughly? Make sure you fully understand the plans and all of the symbols used.

			Try and avoid any legal problems or contract disputes. Make sure everything is in writing and both parties have a copy of the agreement.

			Are you still certain that you are able to meet the total financial commitment?
